Frequently Asked Questions About Insulation
Straight answers to the questions Bay Area homeowners, property managers and contractors ask us most often about spray foam, blow-in, roofing and coatings.
Spray Foam Basics
Is there a downside to spray foam insulation?
Spray foam fills hard-to-reach cavities better than any other material, but it is only as good as the installer. Temperature swings during application can cause over-expansion or shrinkage and leave gaps, and off-ratio foam can leave a lingering odor. That is why you want a certified, licensed crew using calibrated equipment. Properly installed and cured, modern spray foam is inert and safe for the life of the building.
What is the difference between open-cell and closed-cell spray foam?
Open-cell foam (about R-3.6–3.8 per inch) is softer, expands more and excels at sound dampening and filling irregular cavities — great for interior walls and roof decks. Closed-cell foam (about R-6–7 per inch) is dense, rigid, water-resistant and acts as a vapor barrier, which makes it the choice for crawlspaces, rim joists, exterior walls, metal buildings and anywhere moisture is a concern.
Is spray foam insulation worth it compared to fiberglass or blown-in insulation?
Yes, especially in California's climate and with California's energy prices. Spray foam costs more upfront, but it seals air leaks fiberglass cannot, so most homeowners see a 30–50% reduction in heating and cooling bills. It also reduces moisture intrusion and mold risk, adds structural strength (closed-cell) and lasts the life of the building without sagging or settling. Fiberglass and blown-in remain good for budget projects or retrofits where full air sealing is not the goal.
Installation & Safety
How long does it take to install spray foam insulation in a home?
A typical single-family attic, wall or crawlspace takes 1–2 days. Commercial or full-building encapsulation projects run 3–5 days. Closed-cell cures fully in about 24 hours; open-cell is ready for drywall in a few hours. We give you a written project timeline before work begins.
Do I need to leave my home during spray foam installation?
Yes. All occupants, including pets, should leave during application and for at least 24 hours afterward while the foam off-gasses. Once cured, the material is inert and non-toxic. Our team walks you through preparation and re-entry timing.
Do you pull permits and meet Title 24?
Yes. We size every job to the prescriptive R-values and air-sealing requirements of California Title 24, Part 6 for your climate zone, coordinate with HERS raters when QII verification is required, and pull permits with your city or county whenever the scope requires one.
Roofing, Removal & Other Services
Can spray foam be used on a flat or low-slope roof?
Yes. Spray polyurethane foam (SPF) roofing is seamless, energy-efficient and durable. Topped with a UV-protective silicone or acrylic coating it lasts 20+ years with periodic recoating. It is popular across the Bay Area for commercial buildings and warehouses, flat-roof apartment complexes and older homes with built-up tar roofs.
Do you offer insulation removal services before installing new foam?
Yes, as a standalone service or part of a re-insulation package. We remove old fiberglass batts, deteriorated blown-in and damaged spray foam with safe extraction, bagging and disposal — including rodent-contaminated material — then inspect the substrate and address moisture or mold before new insulation goes in.
Do you do floors and concrete too?
Yes. Beyond insulation we install epoxy and polyurea floor coatings, polish and grind concrete, level sunken slabs with polyurethane foam injection, sandblast and recoat industrial steel, and hang and finish drywall after insulation work.
Pricing & Service Area
How much does spray foam insulation cost in the Bay Area?
As a guide, open-cell spray foam runs about $1.00–$1.50 per board foot installed and closed-cell $1.50–$2.50 per board foot; a typical Bay Area attic lands between $2,300 and $9,800 depending on size, access and material. We provide an exact written quote after a free on-site inspection, and we take $250 off orders over $2,500.
