Commercial Insulation Solutions for Bay Area Businesses

Commercial buildings lose money through their envelope every hour they operate. Uninsulated metal roofs turn warehouses into ovens, condensation drips onto inventory, cold rooms run compressors around the clock and restaurant kitchens fight 100°F ceilings. USA Spray Me fixes those problems with the right system for each building — closed-cell spray foam for air sealing, vapor control and R-value on metal and masonry; open-cell for interior partitions and sound; fiberglass and mineral wool where budget or fire rating drives the spec; and specialty foam for tanks and vessels.

We serve offices, retail, restaurants, commercial kitchens, warehouses, distribution centers, cold storage, food and beverage plants, research labs, wineries, breweries, data-adjacent facilities and mixed-use buildings throughout San Francisco, the Peninsula, Silicon Valley, the East Bay and the North Bay — and within 100 miles for larger projects, including Sacramento, Stockton and Salinas.

Industries and Facilities We Insulate

  • Warehouses & metal buildings — closed-cell foam on roof decks and walls stops condensation drip, cuts cooling loads 30–50% and stiffens the structure.
  • Cold storage, walk-ins & produce rooms — continuous foam eliminates thermal bridging and the frost lines that drive up compressor hours.
  • Restaurants & commercial kitchens — heat, grease and moisture-tolerant systems above ceilings and behind walls, scheduled around service hours.
  • Wineries & breweries — tank insulation, barrel room and cellar insulation that holds 55–58°F with minimal glycol load.
  • Research labs & biotech — tight envelopes for pressure control, vibration-free installation and low-VOC products for sensitive spaces.
  • Food processing & agricultural storage — washdown-tolerant, USDA-acceptable finishes over foam.
  • Offices, retail & tenant improvements — fast turnarounds between tenants, acoustical insulation between suites.

Minimal Disruption, Maximum Compliance

We plan commercial work around your operation — nights, weekends, phased areas and full containment where production continues. Every project is designed to meet California Title 24 nonresidential envelope requirements and local fire codes (ignition-barrier or thermal-barrier coatings over exposed foam), and we provide submittals, SDS sheets and warranty documentation for your file. Our crews are fully licensed (CSLB #1058008), bonded and insured for commercial work, and we carry out the entire scope in-house.

Beyond Insulation: One Contractor for the Envelope

Because we also install spray foam roofing, polyurea and epoxy floors, industrial coatings, acoustical ceilings and drywall, a single USA Spray Me contract can cover the roof, walls, floor and finishes of a commercial space — one schedule, one point of contact, one warranty.

Good to know

Commercial Insulation FAQs

What's the best insulation for commercial buildings?

It depends on the building and use. Closed-cell spray foam is usually the strongest all-round choice because it combines high R-value, air sealing and vapor control, especially on metal buildings and cold storage. Fiberglass, mineral wool or blown-in may fit better where budget, fire rating or access drive the decision — we specify after a free site visit.

What types of commercial properties do you work with?

Offices, retail, restaurants and commercial kitchens, warehouses and distribution centers, cold storage, wineries and breweries, research labs, food processing plants, agricultural storage, metal buildings and mixed-use properties.

Do you insulate tanks and specialty equipment?

Yes. We spray-insulate wine tanks, storage and process tanks, cold storage vessels and ductwork, then finish with a protective coating. Foam eliminates condensation and holds temperature with far less chiller or glycol load.

Will the work interrupt our operations?

We plan to minimize it — off-hours, weekends, phased sections and full containment are all available. Many restaurant and kitchen projects are completed overnight.

Are you licensed and insured for commercial work?

Yes. USA Spray Me holds California CSLB license #1058008, is bonded and carries commercial general liability and workers' compensation coverage. Certificates are provided on request.

How quickly can a commercial project start?

Most projects start within 1–3 weeks of a signed proposal, depending on size and material lead times. Emergency condensation or cold-room failures can often be scheduled faster.

Do you handle Title 24 and fire-code requirements?

Yes. We design to Title 24 nonresidential envelope requirements and apply code-required ignition or thermal barriers over exposed foam, with submittals for your building department.

Why invest in commercial insulation now?

Lower energy costs, better comfort for staff and customers, moisture and condensation control, protection of inventory and equipment, and longer building life — with payback typically in 2–5 years at California energy rates.
